Those are planning numbers for Little Rock and Central Arkansas, not quotes. What decides where you land inside each range is almost never the square footage. It is the condition of what you already have.

Interior Painting Prices

Single bedroom, walls only: $300 to $600. Bedroom with ceiling, trim and doors: $650 to $1,200. Living room or open plan area: $700 to $1,600. Whole interior of a three bedroom home: $3,000 to $7,500.

The jump from walls-only to a full room is not a markup. Ceilings need staging and a different product. Trim needs caulking, filling, sanding and hand cutting, and it takes longer per square foot than any wall in the house.

Exterior Painting Prices

Front door and shutters: $250 to $700. Trim, fascia and soffits only: $1,200 to $3,000. Single story full exterior: $3,500 to $7,500. Two story full exterior: $6,000 to $14,000.

Exterior pricing is driven by preparation more than by coverage. A house that needs washing and two coats is a very different job from one that needs scraping back to a sound edge, rot repair in the fascia, and priming across half the elevation.

Cabinet Painting Prices

Bathroom vanity: $250 to $600. Small kitchen up to 15 doors: $1,500 to $2,800. Average kitchen of 20 to 30 doors: $2,500 to $4,500. Large kitchen or kitchen with an island: $4,000 to $7,000.

Cabinets are priced by door and drawer count, not by kitchen size. Set that against $15,000 and up to replace the same cabinets and it is the highest return change available in most kitchens.

Trim, Doors and Drywall

Single interior door, both sides: $90 to $180. One room of baseboards and casing: $250 to $550. Crown moulding per room: $200 to $500. Whole house trim and doors on a three bedroom: $1,800 to $4,000.

Drywall repair: small holes and nail pops $100 to $250, a doorknob hole $150 to $350, a settlement crack taped and floated $200 to $450, a water damaged section replaced $350 to $900. All of it is cheaper folded into a painting visit than booked separately.

What Actually Moves the Number

Ceiling height. A vaulted great room or a two story entry needs staging to reach safely. That is time and equipment before a drop of paint is applied.

How big a color change you are making. Dark to light, or a saturated color over a pale wall, needs a primer coat and sometimes a third finish coat. Same wall, more labor and more material.

Condition of the surfaces. Nail pops, cracks, old anchor holes, water stains and failed caulk all have to be dealt with before painting. A house that has been maintained costs less to paint than one that has not.

What is already on the surface. Old oil based trim needs de-glossing and a bonding primer. Chalky exterior siding needs washing. Wallpaper needs removing. Each one adds a stage.

Trim and doors in or out of scope. The single biggest swing on an interior quote. Trim is slow work and it roughly doubles a walls-only price.

How much furniture stays. A full room takes longer to protect and to work around than an empty one.

Why Two Quotes Differ by Thousands

Because they are not quoting the same job, even when both say painting. The cheap quote is usually cheap because something was removed: the washing, the patching, the caulking, the primer, or the second coat.

None of those omissions are visible on handover day. They surface between six months and two years later as peeling trim, a patch flashing through, or an exterior letting go in sheets.

When you compare quotes, ask each one the same three questions. How many finish coats. What preparation is included. Is the trim in the price. The gap usually explains itself in about a minute.

How to Spend Less Without Regretting It

Do the rooms that matter and leave the rest. A repainted living area and hallway changes how a whole house feels more than doing every bedroom does.

Keep the trim if the trim is fine. Walls-only is a legitimate scope and it is roughly half the price of a full room.

Batch the small jobs. A visit costs the same whether it covers one repair or six, so save up the list.

Do not economise on preparation. It is the one line item where saving money now reliably costs more money later.
